The CQA Observer (Construction Quality Assurance) provides on-site observation of construction projects to ensure work is being installed in accordance with contract documents, manufacturer guidelines, and Mantis quality standards. This role serves as an independent set of eyes in the field, protecting project quality, safety, and long-term performance. CQA Observers play a critical role in ensuring projects are done right the first time while serving as a visible, trusted presence with clients and contractors.
This role includes both local and non-local field work and requires frequent overnight travel. During peak project periods, travel may involve stretches of approximately three weeks at a time, depending on project needs.
OUTCOMES (SCORECARD FOR SUCCESS)
- Deliver clear, accurate daily observation reports that reflect actual site conditions
- Identify quality issues early and communicate them before they become larger problems
- Ensure work is aligned with plans, specs, and manufacturer requirements
- Maintain strict adherence to safety standards and actively address jobsite risks
- Communicate effectively with project teams, contractors, and internal stakeholders
- Maintain consistent documentation and reporting throughout the project lifecycle
CONSTRUCTION QUALITY ASSURANCE OBSERVATION
- Review project plans, specifications, and submittals to understand scope, materials, and installation requirements before and during field work
- Observe contractor work in the field to verify compliance with project requirements, manufacturer guidelines, and quality standards
- Monitor installation methods, material handling, storage conditions, and substrate or deck preparation
- Document work progress, deficiencies, and conditions in real time using notes, photos, and field reporting tools
- Identify quality concerns, installation issues, or deviations from plans and communicate them clearly to project teams
- Verify critical milestones such as watertight conditions and overall system integrity during installation
- Participate in punch list walks, closeout reviews, and warranty inspections
- Prepare detailed daily observation reports with complete documentation and photographic evidence
- Upload reports and maintain organized, consistent project documentation in company systems
- Communicate regularly with project managers, contractors, and team members regarding site conditions, issues, and progress
- Maintain a professional, impartial presence on-site while interacting with clients and contractors
- Support other CQA Observers, Survey Technicians and other teams to complete project work
SAFETY
- Actively report on jobsite safety conditions as part of daily observations, not as a separate activity
- Identify unsafe work practices, site hazards, and non-compliant conditions and escalate immediately
- Exercise stop work authority when conditions create immediate risk to people, property, or project integrity
- Follow all Mantis safety policies and procedures and ensure personal compliance at all times
- Complete job hazard analysis (JHA) and participate in site safety meetings and briefings
- Wear and maintain all required PPE based on site and task requirements
- Document and report incidents, near misses, and unsafe conditions promptly and accurately
MINIMUM QUALIFICATIONS
- Current RRO Certification REQUIRED for this role
- 5+ years in construction, roofing, or facility assessment roles
- Experience in construction, roofing, or building envelope projects
- High school diploma or equivalent
- Valid driver's license with acceptable driving record
- Ability to read and interpret construction drawings and specifications
- Proficiency with Microsoft Office and tablet-based field tools
- Ability to perform physical field work including climbing ladders and navigating active construction sites
PREFERRED QUALIFICATIONS
- OSHA 30 and other safety certifications
- Broader experience across pavement, roofing, or exterior systems
WORKING CONDITIONS/PHYSICAL REQUIREMENTS
- Work schedule involves regular overnight travel for stretches of ~3 weeks at a time.
- Ability to travel up to 80-90% (via vehicle, airplane, etc.)
- Heavy physical demands, lifting up to 75 lbs. daily, standing up to 10-12 hours daily
- Work is typically performed at height on low slope roofs (4:12 pitch) while utilizing fall protection and fall prevention equipment.
- Work may be performed on steep slope roofs (greater than 4:12 pitch) while utilizing fall protection and fall prevention equipment.
- Work is typically performed out-of-doors with exposure to all types of weather
- Work is performed on or in the buildings of customers
- Work requires safely climbing ladders daily
- Work is performed in a non-smoking environment
- Oral and auditory capacity enabling interpersonal communication as well as communication through automated devices such as email and phone
- Working extended hours may be required as needed
