Title Abstractor II is responsible for working independently to conduct title searches and examine real estate records to determine the legal status of property titles. They will work closely with attorneys, real estate agents, and other professionals to ensure the accuracy and completeness of property records and work to resolve any issues that may arise during the title search process. This role represents independent execution within the mid-level tier of ProSource’s Acquisition Career Framework.
Responsibilities & Essential Job Functions:
The Title Abstractor II will be responsible for the following Tasks:
Work independently to conduct title searches and examine property records to determine the legal status of property titles for parcels impacted by right of way acquisition.
Analyze and interpret legal documents, including deeds, mortgages, liens, judgments, and easements.
Identify and resolve any issues that may arise during the title search process, such as outstanding liens, encumbrances, or other legal claims.
Verify legal descriptions of property and ensure that all necessary documentation is accurate and complete.
Communicate with attorneys, real estate agents, and other professionals to obtain information and resolve any issues related to the title search process.
Maintain accurate records of all title search activities and ensure that all documentation is properly filed and organized.
Stay up to date on changes to real estate laws and regulations that may impact the title search process.
Escalate any complex issues appropriately.
Requirements
Qualifications and Education Requirements:
- High School Diploma or its equivalent, degree preferred in position related field.
- 3-6 years of experience in title searches, real estate law, or other related field.
- Working knowledge of real estate law and property transactions.
- Excellent analytical and research skills.
- Excellent communication and interpersonal skills.
- Proficiency in Microsoft Office and other related software applications.
