Description
Job Title: Title Specialist/ ROW Acquisition agent
Location: Multiple States
Job Summary:
We are seeking a detail-oriented Title Specialist & ROW Acquisition agent to perform title searches, identify and resolve title defects, and ensure clear property titles for real estate transactions as well as being able to interact with landowners for acquisition purposes. This job will have times of in-person title searching at the local recorder's office. This title research will potentially be required to go back to "patent"- (Minimum 40 year).
Responsibilities:
- Conduct title searches and review public records (deeds, mortgages, judgments, tax records, tax records, probate, etc.- potentially as far back as patent.
- Identify, document, and prioritize title defects, liens, and encumbrances
- Resolve simple title issues and coordinate with lienholders, public offices, and other parties
- Maintain accurate records and re-examine titles after resolution
- Engage and negotiate with landowners to secure necessary easements.
- Efficiently organize and manage a multitude of tasks and responsibilities.
- Address and resolve any landowner queries or concerns promptly and professionally.
- Demonstrate the capability to work effectively under tight deadlines and high-pressure situations.
- Notarizing documents
Requirements
Required Qualifications:
- High School Diploma or equivalent
- Strong attention to detail and research skills
- Knowledge of real estate laws and title processes
- Ability to work independently in a remote setting
- Excellent written and verbal communication skills
- Very strong title skills
- Prior experience in title examination, title insurance, or abstracting
- Ability to effectively collaborate with other title agents, as well as supervisors and managers.
- Must have above and beyond people skills and experience with conflict resolution.
Preferred Qualifications:
- Real estate, paralegal, or legal background
- Title Examiner or Abstractor certification
- Continuing education in real estate law or title examination
- Notary certification (or willingness to obtain for state working in)
